Project Overview – House Renovation in Playa de Palma

This project involved the renovation and modernisation of a classic property in Playa de Palma, Mallorca, a well-known coastal area with a mix of residential and holiday homes.

The primary objective was to modernise the property, create a lighter interior atmosphere, and improve the spatial layout of the outdoor areas, transforming the house into a more functional and comfortable living environment.


Initial Condition and Assessment

The property required a complete technical and visual upgrade.

Key challenges included outdated electrical systems, absence of air conditioning, and ageing garden installations, which were no longer functioning correctly and in some cases caused technical issues such as short circuits.

In addition, the basement area suffered from high humidity levels, requiring specific solutions to improve indoor conditions and long-term usability.


Renovation Scope and Upgrades

The project included a full range of interior, technical, and exterior improvements:

  • complete repainting of interior and exterior surfaces
  • full renewal of electrical wiring and installation of a new distribution board
  • installation of air conditioning throughout the property
  • implementation of humidity control and anti-limescale systems
  • renovation and repainting of doors and built-in wardrobes
  • conversion of a study room into an additional bedroom with en-suite bathroom
  • installation of new kitchen appliances, including refrigerator
  • furnishing and styling of living spaces, including new sofa and lighting
  • Reupholstered classic chairs

In addition, the main bathroom was fully renovated to improve both functionality and spatial perception.

The existing shower cabin was removed and replaced with a new walk-in shower, constructed using large-format stone-effect tiles with integrated drainage. A full-height glass partition (mampara) was installed to create a more open and spacious feel, while also allowing the shower area to be expanded.

The design was carefully aligned with the existing wall tiles to ensure visual consistency throughout the bathroom.


 

Outdoor and Garden Improvements

Significant attention was given to the outdoor areas, with a focus on improving usability, space, and overall design.

  • removal of the pergola at the garage to create more open and functional space
  • relocation of the gas line, previously running over the pergola, repositioned safely along the driveway
  • renovation of the exterior wall and construction of new fencing
  • renovation of garden systems and irrigation to resolve leakage issues
  • improvement of privacy through garden adjustments
  • renovation of the garden house, including walls and finishes
  • installation of a new jacuzzi
  • replacement of the existing barbecue area
  • repair and restoration of classic outdoor furniture
  • construction and installation of a pool shower
  • adjustment of terrace levels to improve drainage and usability

Technical Solutions and Execution

A key part of the project involved resolving underlying technical issues and bringing all systems up to modern standards.

This included addressing electrical safety, improving climate control, and ensuring that all installations function reliably and efficiently for long-term use.


Ongoing Property Management

Following the completion of the renovation, the property is now under our ongoing property managementand maintenance, including full garden care.

This ensures that the property remains in optimal condition, with continuous oversight and support tailored to the client’s needs.
