Project Overview – Luxury Villa New Build in Costa d’en Blanes

This project involved the transformation of an outdated villa into a modern luxury new-build property in Costa d’en Blanes, one of the most exclusive residential areas in Mallorca, known for its high-end villas and panoramic sea views.

A key objective was to retain the original structural framework of the villa in order to optimise the licensing process and reduce overall project timelines. This required a highly strategic approach, working within the constraints of the existing structure while delivering a completely modern result.

Technical Challenge and Execution

Maintaining the original structure meant that ceiling heights and spatial limitations had to be carefully considered throughout the project. Integrating modern technical systems without compromising usable space required precise planning and coordination.

Given the condition of the original property, the project effectively involved a complete redevelopment of the technical infrastructure. This included:

  • full electrical reconfiguration
  • new drainage and water systems
  • integration of advanced air conditioning systems

All installations were designed and executed within the limitations of the existing structure, ensuring a seamless transition from an outdated building to a fully modern luxury villa.

Project Management Approach

This project required a high level of coordination between multiple disciplines, including architects, engineers, and specialised contractors.

By combining technical expertise with structured project management, we ensured that:

  • all systems were efficiently integrated
  • structural constraints were respected
  • timelines remained controlled despite complexity

The result is a modern, high-quality villa that meets current standards while making optimal use of the existing structure.

Key Challenges

This project involved several technical and structural challenges that required careful planning and coordination:

  • retaining the original structure to optimise licensing timelines
  • working within limited ceiling heights and existing spatial constraints
  • integrating modern technical systems without reducing usable space
  • upgrading an outdated property to meet current construction and comfort standards

Scope of Work

The project included full redevelopment and coordination of all key elements:

  • structural adaptation within the existing framework
  • complete renewal of electrical and plumbing systems
  • installation of modern air conditioning and technical systems
  • coordination between architects, engineers, and contractors
  • full project management from planning to execution
